San Diego, “America’s Finest City”, is one of the most desirable places to live in the world. Like all of Southern California, the weather is perfect and the housing is expensive. Particularly in neighborhoods we serve in San Diego, including the coastal areas of Point Loma, Ocean Beach, Mission Beach, Pacific Beach, La Jolla, Del Mar, Solana Beach, Cardiff by the Sea, Encinitas, Carlsbad and back down to Coronado, prices are significantly higher and the competition for deals is significantly higher than what you will find elsewhere.  The average home price in San Diego has topped out near $500,000 as of 2017, while many of the properties we list in coastal San Diego are listed for over $1 million.

Often, our conversations with clients begin and end around them finding their “dream home”. It is a fitting description for many of the homes we have helped our clients buy over the years. The San Diego Greater Area

San Diego is home to some 3 million people, and is diverse and spread out. The geography of coastal beaches that gives way quickly to rolling hills and stark, dry mountains creates terrain that separates land masses and the different neighborhoods that have been built on top of them.  Downtown San Diego proper is a bustling metropolis of office buildings, hotels and restaurants in the Gaslamp District and East Village, as well as the popular San Diego Convention Center, which hosts events like the yearly Comic-Con. Downtown living has undergone a renaissance of its own in the past ten to fifteen years, with numerous high rise condo developments and repurposed apartments hitting the market.

Just a short few miles from downtown across the Coronado Bridge is Coronado Island, a quaint community of expensive homes brushed up against the famous Hotel Del Coronado and a large navy presence.  Our team has worked with buyers and sellers on Coronado, typically in a price range of $1,000,000 up to $6,000,000 or $7,000,000.  Coronado boasts some of San Diego’s best schools, and is certainly a world unto itself, quiet and separated from the hustle of the rest of the city.

Up the coast, areas like Point Loma with its early Portuguese influence and old one-story homes that look back at downtown and Coronado, or face out over Cabrillo National Monument and the Pacific Ocean, and Ocean Beach, an eclectic enclave with bars and restaurants that appeal to a more laid back crowd, dot the coast as you follow it northward from downtown.

Mission Beach and Pacific Beach are home to many vacation properties and multi-unit developments that we have helped buyers and sellers acquire over the past 20 years as second homes, vacation rentals, or to downsize from a larger family home once the kids have grown up.  La Jolla, where our company’s main office is located, is “the Jewel” of San Diego, geographically unique with mountains on the east that separate its Village and coastal neighborhoods from the rest of San Diego.  Prices in La Jolla consistently top $1,500,000 even for a simple 3-bedroom, 2-bath home.  But with its great schools, secluded town of restaurants and shopping, and numerous parks and neighborhood beaches that are not frequently visited by the average tourist, La Jolla is one of San Diego’s most desirable places to live.

The Pete Knows Team also works consistently with buyers and sellers looking to purchase in areas like Del Mar, Rancho Sante Fe, and Solana Beach.  Luxury homes are the norm in the “inland” ranch-style properties of Rancho Sante Fe, where horse stables and country clubs dot the landscape in between perfectly manicured lawns and Tuscan estates. Del Mar and Solana Beach cover the coastal area directly west of Rancho Sante Fe, and are beautiful places to live in their own right.  Home buyers who are seeking the perfect blend of Southern California weather, beach access, walkability, schools, while still having access to the nightlife of downtown or the San Diego International Airport, should look no further than Del Mar.
