Pacific Beach Area Information

Pacific Beach sandy shores, diverse neighborhoods and teeming nightlife make it one of San Diego's most sought after places to live. Known to locals as “P.B.”, with over 20 years working with home buyers in Pacific Beach, there’s a reason everyone in town recognizes that “Pete Knows P.B.”

When you work with the Pete Knows Team, you can take comfort in knowing that we know every street, every deal and every other agent in Pacific Beach. The real estate market in Pacific Beach is equally as competitive as the markets we see in nearby La Jolla and Mission Beach. While historically P.B. has been well-known for its pier, boardwalk, restaurants and nightlife, the 23,000 residences in the area are a strong mix of single-family homes and apartments.  In North Pacific Beach, you gain not only the breathtaking views from the hillside up towards Mount Soledad, but also some distance from the main commercial district along Garnet Avenue. Our team has helped many families find homes in North P.B.

Pete Middleton has worked in and around Pacific Beach for over 20 years, selling over $400 million in residential real estate. A quick peek at our current listings in 2017 show Pacific Beach properties ranging from as low as $300,000 up to nearly $5,000,000. Average home prices shown in the area over the last year settle around $700,000 with a median per square foot price of $560. Pacific Beach has seen a bit of a renaissance in recent years as property values have risen and many homeowners and investors have come in to re-do and expand old bungalows that were built in the first half of the 20th century.

Pacific Beach is one of the best places to live in San Diego because of its proximity to the ocean, its namesake boardwalk, the countless restaurants and shopping along Garnet Avenue, and the fact that you can quickly drive up to La Jolla or down to Mission Beach or Mission Bay without ever jumping back on the I-5 freeway. On a typical day in P.B., you’ll see young families biking west towards the water, past barefoot local surfers carrying their boards from home over to catch some waves. Out-of-towners huddle along the boardwalk and grab lunch at places like Board & Brew and World Famous burgers.

A family favorite in Pacific Beach is Kate Sessions Park. Our team has worked with several luxury home listings within a few blocks walk of Kate Sessions and it is a sought after area in North P.B. In the park itself, you will find 79 acres of green space that is perfect for a day of picnicking, BBQ, or playing with the kids. With views that extend for miles southward over Mission Bay and on to downtown San Diego, a late-afternoon spent lounging at Kate Sessions taking in the views is San Diego at its finest.

Local schools in the area of Pacific Beach include Pacific Beach Elementary, Sessions Elementary, Pacific Beach Middle School, and Mission Bay High School. Not far up the road in La Jolla, you will find several private schools, including The Bishop’s School, All Hallow’s Academy, and others. Park space is also abundant in and around P.B., and that’s something many of our real estate clients have lauded about choosing to buy a home in Pacific Beach. Fanuel Park along Mission Bay, Pacific Beach Park on Diamond Street, and the green space that hugs the coastline all add to Kate Sessions to create numerous options to be outside and enjoy the sunny San Diego weather.

So, have we sold you on checking out Pacific Beach? All the amenities aside, at the Pete Knows Team understands that choosing a real estate broker is not something you do based on a pretty website or a description of how great a part of town is. Your decision is grounded on trust and working with someone you feel comfortable with, that will get you the best price on or for your home. Well, we pride ourselves on getting our clients the best price for their home possible. Our track record for sale price is just over 95% of the initial listing price. For our buyers, Pete has built a reputation as a strong but fair negotiator, and his approach runs through the entire brokerage team.

Buyers and sellers in this real estate market have to be willing to work fast, and that’s only possible when your broker is equally able to rise to the task of competing, negotiating, and closing a sale in Pacific Beach. As one of the top residential real estate brokerages in San Diego – and specifically in P.B., where we are extremely active – Pete Middleton and Pete Knows Team are a sure bet in finding your next home in San Diego. Whether you want to put your home for sale and ensure you get the best price, or you want to choose the brokerage firm that will get to know you and your family’s needs to then go out and find the perfect luxury home in this market, it’s Pete Knows P.B.

More on What You’ll Find in Pacific Beach
The beach in Pacific Beach stretches for miles from the Mission Bay jetty to the cliffs of La Jolla. The boardwalk, officially called Ocean Front Walk/Ocean Boulevard, is a pedestrian walkway that runs approximately 3.2 miles along the beach from the end of Law St. in the north down into Mission Beach, ending at the mouth of Mission Bay in the south. There are numerous local shops, bars, and restaurants along the boardwalk, and it is generally crowded with pedestrians, cyclists, rollerbladers, and shoppers. Also adjacent to the boardwalk is the Crystal Pier, a public pier and hotel at the west end of Garnet Avenue.

As mentioned, while formerly largely populated by young people, surfers, and college students, because of rising property and rental costs the population is gradually becoming older, more professional, and more affluent. "P.B.," as it is known as by local residents, is home to one of San Diego's more developed nightlife scenes, with a great variety of bars, eateries, and clothing stores.
