How much do homes cost in Ocean Beach or Sunset Cliffs? The median home value as of 2017 in Ocean Beach is $713,000 according to data published by Zillow. Listings with the Pete Knows Team and inside the San Diego MLS vary from a low of $359,000 for a 1-bedroom, 1 bath home up to a 10-bed, 8 bath estate right on the water along Sunset Cliffs that is listed for $2,700,000. Home prices in the area are slightly above the average seen across San Diego, primarily because of the proximity to the coastline. Living in Ocean Beach means having direct access to some of the most secluded beach areas in San Diego. You are also a maximum of 10 to 15 minutes from downtown.

What's it like to live in Ocean Beach?

One of the first beach communities in San Diego, with a funky vibe all its own, Ocean Beach features a quirky collection of antique and vintage stores, bars, restaurants, artist studios and eccentric locals, most of which can be found on Newport Avenue, the main road through town. The Ocean Beach area is also home to Sunset Cliffs, which offers majestic views of the Pacific Ocean.

Ocean Beach, or “OB” as it is commonly referred to by locals, is a laid back, pet friendly neighborhood of small bungalows, multifamily properties, and single family homes. If you’re looking to enjoy the beach with your canine friend, there is also a pet friendly dog beach with dog wash establishments within walking distance of the main drag of Ocean Beach running down Bacon Street and Voltaire Street.

Top restaurants in the area include low-key establishments like Pizza Port and Hodad’s, which serves up its famous burgers, and the more upscale and trendy like BO-beau kitchen and bar. Other favorites include Little Lion, OB Noodle House, The 3rd Corner and Voltaire Beach House.

The Ocean Beach Athletic Area and Robb Field welcome pickup soccer games, baseball, and a skate park, all along the Smiley Lagoon and jetty created by the inflow and outflow from Mission Bay to the Pacific Ocean.  You will often find cyclists, runners and families enjoying a picnic near the park or on OB's sandy beaches.

Ocean Beach has a very active local community with many events throughout the year including the OB Street Fair & Chili Cook-Off, OB Oktoberfest, Kite Fest and OB Town Council events. The area can claim many “firsts” amongst San Diego including the lifeguard tower where surfing was introduced to the area by a local lifeguard in 1916. Prior to the dredging of Mission Bay, the area was less geographically isolated from the coastline as it runs north toward Mission Beach, Pacific Beach, and La Jolla. When Interstate 8 opened in 1967, OB and Sunset Cliffs became more connected to the downtown area and the communities running eastward including La Mesa and El Cajon.

The Sunset Cliffs neighborhood of OB is typically the higher-end of home values, with larger lots and views of the coastal park and water. The Sunset Cliffs Natural Park is a 68 acre park along the coast, with hiking trails, small inlets, rocky cliffs, and hard-to-reach surf spots that locals flock to in the summer. The area brushes up against the Point Loma Ecological Reserve, the Fort Rosecrans National Cemetery and the Cabrillo National Monument. Point Loma Nazarene University’s main campus is also located here.

For families looking to purchase a home in Ocean Beach or Sunset Cliffs, a common question is what are the schools like in Ocean Beach?  Ocean Beach is served by the respected San Diego Unified School District.  Nearby schools include Ocean Beach Elementary School and Silver Gate Elementary School, Correia Junior High, and the area is served by nearby Point Loma High School located on Chatsworth Blvd.  Charter schools in the area include Audeo Charter School and High Tech High in nearby Liberty Station.  With Point Loma Nazarene's campus also in the area, parents might be excited to know that living in Ocean Beach offers the rare opportunity for their children to attend school from pre-school on through college graduation without ever being more than a few miles away.
