Encinitas is one of the most desirable coastal areas for people to buy or sell a home in all of Southern California. Some 35 miles north of downtown San Diego and the San Diego International Airport, Encinitas is in the heart of coastal North County. It is bordered to the south by Cardiff and Solana Beach, and to the north by Carlsbad. The community extends eastward across Interstate 5, with several newer residential areas as well as shopping centers popping up over the last 30 years.

Like much of San Diego, the real estate market in Encinitas is competitive and relatively expensive. If you work with the Pete Knows Team, you can expect the utmost professionalism and an advocate to work to get you the best deal possible.

Home values in Encinitas are high, relative to the rest of the San Diego area.  As of 2017, the average home value in the area is $879,000 according to Zillow.  The price per square foot media is $487, which is higher than that of the San Diego metro area by about $120 per square foot.  Coastal areas of Encinitas are markedly pricier than neighborhoods to the east of Interstate 5.  No matter your price range, there is a diverse market of homes to choose from in Encinitas when compared to other areas of San Diego.  We will help you find the right fit!

More About Living in Encinitas

Encinitas is home to a significant flower growing industry in the city and many people claim that Encinitas is the Flower Growing Capital. As the city has developed, it has grown up around the pre-existing flower growers. Downtown 101 is a coastal shopping district over 100 years old featuring historic architecture, quaint shops, sidewalk cafes, and restaurants framed by beautiful flower baskets.

The main drag of Encinitas along Highway 101 is chocked full with restaurants, bars, surf shops, juice bars, retail shopping, and a Whole Foods Market. Popular staples like Union Kitchen & Tap, Encinitas Fish Shop, Solace & The Moonlight Lounge, Encinitas Ale House and URBN, give you plenty of options for a night out on the town. The area also maintains a very laid back, Southern California family vibe, from Swami’s Cafe near the famous Swami’s Beach and surf break, to the Self Realization Fellowship and Meditation Gardens, a beautiful gardens area maintained free to the public with quite brooks and ponds, and majestic views out across the Pacific.

Why else should you move to Encinitas? In short, the beaches in Encinitas are outstanding. There are many stretches of beach that lie between Cardiff-by-the-Sea and La Costa. The surfing is unbeatable and many surf contests are held throughout the year in Encinitas. The San Elijo Lagoon Reserve is the largest coastal wetland in San Diego County and is home to nearly 300 different bird species throughout the year.  Summer and Fall months in Encinitas bring the tourists, although when compared to other areas of San Diego like Pacific Beach and Mission Beach, Encinitas maintains a "locals" vibe.  Some vacation rentals dot the neighborhoods, but for the most part, Encinitas is where you'll find local surfers and young families enjoying the sun and sand.

Popular beaches include Moonlight Beach near downtown Encinitas, home to events and community gatherings year-round, including the Surfing Madonna Beach 5K, 10K, 15K which is staged each year to raise awareness and money for ocean clean up. The run winds down from Moonlight Beach southward, staying the coast area at high tide. It is one of the most unique and beautiful races you will ever find.

Other beaches in Encinitas include Beacon’s Beach, a popular surfing spot with a steep cliff down from the bluffs near Leucadia, as well as D Street Beach, Swami’s (another world-renowned surf break), Boneyard Beach, Stone Steps Beach, and Cardiff State Beach-North Beach, which extends down near Cardiff-By-The-Sea, a small enclave community that resides in the city limits of Encinitas.
