Carlsbad Area Information

Known as "The Village by the Sea," the city of Carlsbad offers the charm of a European town with the conveniences of a large city. As you wander streets lined with antique stores, boutique shops and sidewalk cafes, you'll soon discover much more, including miles of coastline, beautiful flower gardens and world-class shopping. Carlsbad is much more than its Village, however, as real estate development has extended in all directions to build new neighborhoods and balloon the population to over 112,000 residents.

Carlsbad occupies close to seven miles of coastline in San Diego’s North County, and is bordered by Encinitas to the south and Oceanside to the north. With year-round perfect weather in a sunny but mild climate, Carlsbad is a laid back, suburban community that attracts families from around the world to buy homes and build their lives there.

The area is roughly 40 miles from the San Diego International Airport, but is served by the small Palomar Airport as well. Palomar Airport is primarily used for private plans and recreational flights, but some commuter routes to places like Los Angeles, the San Francisco Bay Area, and Las Vegas have ran intermittently here.

With it's mild climate, each season offers a variety of unique events and activities, from street fairs to art walks. Steps away are uncrowded beaches for swimming, sunbathing and surfing as well as beautiful lagoons for fishing, bird-watching and nature trail hikes. Carlsbad is also the home to the unique destinations of LEGOLAND® California and SEA LIFE Aquarium. Regardless, Carlsbad maintains a friendly small-town atmosphere and unmatched amenities.

The Sheraton Hotel Resort and Spa as well as the Omni La Costa Resort & Spa are large, resort style hotels in Carlsbad that attract tourists for their amenities including golf courses, swimming pools, on-site restaurants and shopping, as well as proximity to the nearby beaches and LEGOLAND. Other resort options in Carlsbad include the Cape Rey Carlsbad, a Hilton property, and the Carlsbad by the Sea Resort. It is worth noting for families that LEGOLAND has its own California Hotel on property as well.

How much is my Carlsbad home worth? How much do homes cost in Carlsbad?

One of the first questions we tend to get asked by our clients is about price. Price trumps all. The market in Carlsbad, much like the rest of San Diego, is competitive. On the flip side, if you are a Carlsbad homeowner and are considering listing your home for sale, there are many factors to keep in mind.

As of 2017, data according to Zillow shows that the median home price in Carlsbad is $776,000 and the media listing price for homes currently on the market is a bit higher at $867,000. This computes to a median square footage price of $371 per square foot, which is slightly higher than the median price per square foot across all of San Diego. Carlsbad is a desirable place to live because of its proximity to the coast and many great beaches, as well as the strong school district and access to restaurants and nightlife both in Carlsbad Village and east of Interstate 5.

Several large corporate headquarters are in Carlsbad, as well as regional and local employers. This presence has helped create the boom in building of neighborhoods in the area, as workers have relocated to be closer to their jobs.

Current listings on our website show a 5-bedroom, 5 bathroom home with over 4,000 square feet of living space for a price of $1,499,000.  The home was recently built in 2015.  Also, a new construction listing just completed in 2017 that is 4-bedroom and 4 bathrooms, with 3,282 square feet of living space, is listed at a purchase price of $1,400,00.  The home boasts 12-foot ceilings, an open floor plan, and access to a community recreation area complete with swimming pool and workout facilities.

In general, Carlsbad offers homebuyers a larger pool of options in the $700,000-$1,200,000 price range, with newer construction and larger lots than you will see elsewhere in coastal San Diego.  This is due to all of the growth in the past 20 years.  The homes are newer, and built with a modern outlook on space and design.  Closer to Carlsbad Village, you will find homes that are more craftsman style or beach bungalows, with sub-1,800 square feet of living space and tighter lots.  The proximity you gain to the ocean and the shopping and dining in the Village is worth this trade off for some clients.

What other activities are there to do in Carlsbad?
Each year, locals flock to Carlsbad in the spring season to pick strawberries and to stroll through the famous Flower Fields at Carlsbad Ranch, with 50 acres of blooming flower fields displaying every color imaginable. Carlsbad is also never far from the ocean, with beaches like South Carlsbad State Beach and South Ponto Beach welcoming surfers and stand-up paddle boarders alike year-round.

How are the schools in Carlsbad?
The short answer is the public schools in Carlsbad are very good. The area is served by the Carlsbad Unified School District, which has 2 high schools (Carlsbad High School and Sage Creek High School), 3 middle schools, and several elementary schools which include Aviara Oaks Elementary School (AOE), Buena Vista Elementary School, Calavera Hills Elementary School, Hope Elementary School, Jefferson Elementary School, Kelly Elementary School, Magnolia Elementary School, Pacific Rim Elementary School, and Poinsettia Elementary School.
