Cardiff by the Sea Area Information

Pete Middleton and the Pete Knows Team have helped countless home buyers and home sellers to find the best deal on property in Cardiff-By-The-Sea.  With over $400 million in closed transactions dating to 1992 in the San Diego area, it is easy to see why everyone in town says “Pete Knows Cardiff”.

Much like other coastal areas of San Diego, including Solana Beach to the south and Encinitas proper to the north, Cardiff is a small, expensive community with a lot of green space and plenty of oceanfront.  Cardiff’s laid back lifestyle is a world away from the noise and hustle of Interstate 5 or the business parks not far down the coast near Torrey Pines and Sorrento Valley.

Many of the homes that we sell in the Cardiff-by-the-Sea area are single-family homes that were built over 50 years ago. With its sloping cliffs and tight property lots, Cardiff-by-the-Sea has many homes that offer great views but smaller total property size.

Recently, our team has listed homes that include a 3-bedroom, 4 bathroom beach bungalow in $1,500,000 price range, as well as smaller properties with 2-bedrooms and 2 baths that clock in at purchase prices of just over 1 million dollars.  Average home prices in the Cardiff-by-the-Sea area in 2017 are currently at $1.2 million dollars, which is more than double the average home price of homes in San Diego County.

Schools in Cardiff By the Sea

Cardiff has its own school district serving elementary-aged students, with both Cardiff Elementary and the Ada Harris School. Students in Cardiff then link up with the middle schools and high schools in nearby Encinitas, which borders Cardiff-by-the-Sea to the north.

More About Cardiff-By-The-Sea

Cardiff is a quintessential Southern California beach town.  With English-named streets, and a steep incline up from the Pacific that creates some of San Diego’s best views, Cardiff is smack dab in the middle of North County, some 30 miles from downtown San Diego.

Home to the San Elijo Lagoon, the Cardiff Kook, an arts community and a surfing culture, the laidback, friendly community of Cardiff-by-the-Sea is the perfect place to enjoy coastal living throughout the year. Cardiff-by-the-Sea, often simply referred to as Cardiff, has two miles of pristine coastline, beautiful cliffs, some of the best sunsets in North County San Diego and, unlike other Encinitas neighborhoods, its own zip code.

Residents here enjoy great weather every month of the year, several annual community events and all of the benefits of living by the sea, and they are dedicated to preserving both their quality of life and the natural beauty that makes Cardiff such a fantastic place to live.  Top restaurants in Cardiff include Chart house, Pipes Café, Pacific Coast Grill, V.G. Donut & Bakery, and Zenbu.  Locals flock to trivia night at Wine Steals on San Elijo Ave., and do their shopping at local grocer Seaside Market, which was refurbished and expanded in early 2016.

Cardiff has several parks in its small vicinity, with access to tennis courts, basketball courts, playgrounds, as well as baseball fields. The San Elijo Lagoon and San Elijo State Beach are undoubtedly the most popular recreational areas in Cardiff. Families and vacationers alike take to the sunny shores of San Elijo year-round, to watch the surfers surf the most popular breaks in North San Diego County.  Open from dawn to Sunset, San Elijo State Beach is a popular campground welcoming campers in recreational vehicles (RV's) and tents year-round.  The campsites provide access to site hookups, a dump station, picnic areas, and nearby bike and hiking trails.  On the property of the State Beach and campground is a local must-try called Bull Taco.

Bordered to the south by Solana Beach and nearby Del Mar, Cardiff's location provides easy access to the shopping district in Solana Beach's Cedros Avenue, which has numerous antique shops, specialty stores, furniture and home goods outlets, and a local winery called Carruth's.  A train station that serves both the local commuter "Coaster" as well as longer-run Amtrak trains runs through Cardiff (and makes frequent passes along the coastline), but stops in Solana Beach.  A few miles further south is Del Mar, with its high end resorts, beachfront dining, as well as the famed San Diego County Fairgrounds and Del Mar Race Track and Thoroughbred Club.  Each summer, the San Diego County Fair arrives in June, and is quickly followed by the main summer racing season down at "old Del Mar".
